Farrah Abraham finally sells LA home. Did she lose money?

It appears that Farrah Abraham’s first major foray into the world of flipping houses resulted in a pretty major flop. The Teen Mom OG star was finally able to resell the Hollywood Hills property she purchased back in March of last year, and it appears that she lost quite a bit of money in the deal.

According to online records, Farrah purchased the property for a cool $845,000 before later adding roughly $100,000 in renovations. TMZ reported earlier today that Farrah sold the property recently for $860,000.

We previously ran the flipper math on the property, and using some of those numbers (figuring in closing costs, realtor expenses, etc.) I calculate that Farrah lost just over $150k. Here’s the rough breakdown:

EXPENSES
Purchase price: $845,000
Closing costs: $14,000
Renovations: $100,000
* Realtors: $51,600
Total: $1,010,600

Selling price: $860,000

Loss: $150,600

* I believe Simon Saran has a real estate license, but he stated on Twitter recently that Farrah used The Altman Brothers to sell the property, so I assume she lost out on the full 6% total from the seller and buyer agents’ cuts.

Remember, this is all VERY ROUGH math from a one-time recent home buyer. But, I feel very confident that, if anything, Farrah’s costs would have actually been higher rather than lower. There are all sorts of expenses such as property tax (she had the property over a year — which is not good for flipping, even if she was renting it), maintenance, and more that I didn’t attempt to estimate.

UPDATE – Michael Abraham and Simon Saran have responded on Twitter to stories about Farrah losing money on the property — and they both say it’s BS.

“Not true.” Simon responded to our tweet. “She didn’t put 100k into it,” he clarifies, before adding that Farrah collected 8 months of rent and “came out positive at the end.” As you may know, Simon isn’t exactly Farrah’s biggest fan these days, so he had no reason to lie to make her look good. When a fan asked why he would even bother defending Farrah, he tweeted simply: “The truth is the truth.”

Michael Abraham had a similar take. “There’s more to property investment than what you see,” he tweeted, “from tax benefits, positive revenue from rents & a good Tax CPA and investment attorney,” he explained.

I’ll be the first to admit (and I did above!) that I am certainly no real estate expert — I was just working with the figures provided by online records and TMZ, plus what little I learned in the process of buying my own home. Clearly, purchasing a property as a business changes everything when it comes to taxes, fees etc. It’s hard for me to imagine she really came out ahead selling a property she bought for $845,000 more than a year later for $860,000. But, that’s why I’m just a blogger and Farrah Abraham is the successful Farrahntrepreneur that she is! 🙂

Although Farrah didn’t have much luck with her stab at flipping, she’s always got multiple pans in the fire and getting that capital back will allow her to use it on one of her other numerous, more successful business ventures.

For those Teen Mom OG feud fans keeping score at home, Farrah is out $150,000 on her property while Amber Portwood is out $120,000 on her ex fiance (that we know of). 😉
